Why we built this.
Brynlock is self-storage management software built for independent operators: leases, eSign, Stripe autopay, a 50-state lien engine, tenant portal, QuickBooks sync, SMS reminders, and rate recommendations, all live today. It’s independently owned, not affiliated with Storable or any other incumbent, and priced at $0.50 per unit per month with nothing held back for an add-on tier.
Independent storage operators have been trapped by the same pricing model for twenty years: per-unit software fees, per-module add-ons, processing markup on every payment, and annual contracts that lock you in. The operators getting squeezed are the ones who actually own their facilities. We built Brynlock to change that.
Why we built it this way
Every incumbent in this market built their credibility on industry experience. We can’t compete on that axis, and we don’t try to.
What we can do is make every claim checkable before you sign up. The processing rate is Stripe’s published rate; verify it at stripe.com/pricing. The terms are publicly readable before you create an account. Your data exports in one click, any time, no support ticket.
The operators getting squeezed are the ones who own their facilities outright. The ones who answer the phone themselves. The ones for whom $250/mo in unnecessary software fees is real money, and who deserve to know exactly what they’re paying before they commit.
What a 150-unit operator replaces
Estimated street pricing per tool, based on published or typical rates for a 150-unit facility, not a specific customer’s bill.
What we believe
The principles that shape every product decision.
Transparent pricing, always
$0.50/unit/month with everything included. There are no modules to unlock and no per-location surcharge. That's the deal.
No markup on processing
Most software companies take a cut of every payment you process. We pass Stripe's rates through at cost. Your payment volume is none of our business.
Your data is yours
Export everything with one click, any time. We don't lock you in with data hostage tactics. If you leave, you leave with everything.
No upsells
There is no premium plan. No "add on" module for lien tracking or gate integration. Everything ships in the base product.
We manage operations, not books
Brynlock runs your day-to-day operations: rent collection, leases, lien compliance, reminders, and gate access. It syncs payment data to QuickBooks. Your accountant still handles taxes, payroll, and your chart of accounts.
Built for operators, not investors
We build features that help you run your facility better, not features that impress enterprise buyers or look good in a pitch deck.
Honest about what's not ready
What you see on the marketing site is live in the product. If it's in development, we say so. No roadmap theater.
Where things stand
Brynlock is early. The core product (units, leases, eSign, autopay, 50-state lien engine, tenant portal, QuickBooks sync, SMS reminders, rate recommendations, and migration tools) is live and in use.
Noke Smart Entry, DoorKing and OpenTech CIA integrations are live. Units unlock on lease activation and auto-overlock when tenants go delinquent. PTI integration via the Seam SDK is in active development.
We don’t have a 10-person support team or a 40-page knowledgebase. What we have is a product that works, pricing that makes sense, and a short feedback loop. If something is broken or missing, we hear about it and fix it fast.

What’s live vs. in development
Common questions
Brynlock is self-storage management software for independent operators. Leases, eSign, Stripe autopay, a 50-state lien engine, tenant portal, QuickBooks sync, SMS reminders, and rate recommendations are live in the product today, at $0.50 per unit per month with everything included.
No. Brynlock is independently owned and has no affiliation with Storable, SiteLink, storEDGE, or any Storable-owned product. It will never be acquired by Storable.
PTI gate integration, via the Seam SDK, is in active development and not yet live; Noke Smart Entry, DoorKing, and OpenTech CIA integrations are already live. Everything else on this page's live-vs-in-development list (leases, eSign, autopay, the 50-state lien engine, tenant portal, QuickBooks sync, SMS reminders, rate recommendations, and multi-location) is in the live product today.
Independent operators who own and run their own facilities, not enterprise buyers and not a portfolio manager comparing vendors for a pitch deck. Every feature ships to help an operator run their facility better, and pricing stays the same per-unit rate regardless of portfolio size.
