Send a lease signing link by email. Tenants sign from a phone, tablet, or desktop in about 2 minutes, with no app to download and no account to create. The signed PDF is stamped with an IP address and timestamp audit trail and stored securely. It is part of your plan, not an add-on.
Tenants pay themselves on the 1st. Every month.
You send the Stripe enrollment link once. Tenants set up a card or bank account from their phone in 2 minutes. On the 1st, charges run on their own and failed payments notify you right away. No checks under the door. Tenant payments are in preview today: online rentals, payment links, tenant-portal payments and autopay settle to Brynlock’s platform Stripe account, not to your bank, until per-operator payouts ship. Leave them off unless you have arranged settlement with us.

Every state has its own notice periods, statute citations, and required language for a self-storage lien. Brynlock includes lien notice templates for all 50 states with the correct statute citations and calculates notice deadlines for 49 states plus DC (Iowa uses the template with deadlines you enter). A missed lien deadline creates real legal and financial exposure. A deadline the system calculates for you is harder to miss.

The reports dashboard goes past occupancy. Delinquency aging buckets show how much is owed at 1–30, 31–60, 61–90, and 91+ days. Brynlock runs a five-stage email escalation on every delinquent tenant without you touching it. Day 3: friendly reminder with a payment link. Day 7: late fee applied notice. Day 14: pre-lien warning. Day 30: lien recorded notice. Day 45: auction scheduled. Each stage fires exactly once per delinquency episode via idempotency keys. SMS overdue reminders go out on the 5th of each month (TCPA-compliant). When a tenant’s gate-connected unit crosses the delinquency threshold, the unit overlocks and then releases the moment payment clears.
Live the same day you import
Export your data from SiteLink or Unit Trac as a CSV. The importer detects the column format and brings in units, tenants, and leases. You do not edit the spreadsheet and there is no migration fee. Import takes about an hour; autopay runs on the next 1st.

A 5-stage automated email ladder fires on Day 3 (friendly reminder), Day 7 (late fee notice), Day 14 (pre-lien warning), Day 30 (lien recorded), and Day 45 (auction scheduled). Each notice uses state-specific lien-law templates with correct statute citations. Operators can override individual stages, pause notices per tenant, and trigger overlock manually or automatically when gates are integrated.

Yes. Brynlock includes a free CSV importer that brings in units, tenants, and leases. SiteLink and Unit Trac exports are auto-detected; any other export (Storable, 6Storage, a spreadsheet) goes through a column mapper. Balances and payment history are not imported; Brynlock starts a fresh ledger from the import date. Step-by-step vendor-specific guides are at /migrate/sitelink and /migrate/unit-trac.
Yes. Brynlock exposes a versioned REST API at /api/v1/* covering tenants, units, leases, payments, and webhooks. The OpenAPI spec is publicly available at /api/v1/openapi. API keys are managed from dashboard settings; per-key rate limits and usage analytics are included.
