Any storage unit in your inventory: standard, climate-controlled, vehicle, boat/RV. Inactive or unlisted units are not billed. A 150-unit facility with 10 vacant units still has 150 units in inventory, and all 150 count.

No markup. We pass Stripe at-cost rates directly: 2.9% + 30¢ per card transaction, 0.8% ACH (max $5). We take $0 on processing. One thing to know today: tenant payments are in preview. Online rentals, payment links, tenant-portal payments and autopay currently settle to Brynlock’s platform Stripe account, not to your bank, until per-operator payouts ship. Leave those features off unless you have arranged settlement with us. For contrast, Storable is phasing out third-party processor integrations and raised Storable Payments card and ACH rates effective April 1, 2026.
Noke Smart Entry, DoorKing, and OpenTech CIA integrations are live. Units unlock on lease activation and overlock on delinquency. Gate codes are stored per unit and managed from the dashboard. PTI integration is in active development via the Seam SDK.
Tenants get a Stripe link by text or email. They enter a card or bank account from their phone, with no app to download and no account to create. It takes about 2 minutes. Once enrolled, they are charged on the 1st without you doing anything.
