Self-Storage Autopay Setup: How Operators Cut Delinquencies

Why Manual Payment Collection Fails

Most delinquency isn't intentional. Tenants forget. Cards expire. Life gets busy. Every barrier between "I need to pay" and "payment sent" results in delayed or missed payments:

  • Writing a check requires finding the checkbook, a stamp, and the mailing address
  • Logging into a payment portal requires remembering a password
  • Calling to pay by phone requires waiting on hold

Autopay removes all of these barriers. The tenant sets it up once and never thinks about it again.

How Stripe SetupIntent Works for Self-Storage

Modern autopay implementations use Stripe's SetupIntent API, which allows a tenant to save a payment method without charging it immediately. The flow:

  1. Operator sends tenant an autopay enrollment link via email or SMS
  2. Tenant opens the link, enters card or bank account details in a Stripe-hosted form
  3. Stripe saves the payment method to the tenant's Stripe Customer record
  4. On the 1st of each month, the system charges all enrolled payment methods off-session
  5. Failed charges trigger automatic retry and an SMS/email to the tenant

Enrollment Rate: What to Expect

Operators who send autopay enrollment links at lease signing report that most new tenants enroll within the first billing cycle. For existing tenants, a targeted email + SMS campaign typically enrolls about half within 30 days (operator-reported; results vary by facility).

The highest-converting enrollment messages are:

  • Sent via SMS (not just email)
  • Sent within 48 hours of move-in (highest intent period)
  • Framed as a convenience benefit, not a policy requirement

Handling Failed Payments

Even with autopay, cards expire and banks decline charges. A well-designed retry sequence:

  1. Day 1: Charge runs automatically
  2. Day 2 (if failed): Immediate SMS + email notifying tenant of failed payment
  3. Day 5: Second retry attempt
  4. Day 7: Final SMS reminder before late fee applies
  5. Day 10: Late fee posts, system flags unit as delinquent

This sequence resolves most failed payments before they become delinquencies requiring lien action.

Stripe vs. Storable Payments

Not all autopay is equal. Storable Payments (used by SiteLink) publishes a flat card rate that sits right next to Stripe's retail rate; the difference is that Storable is phasing out third-party processors and raised card and ACH rates effective April 1, 2026, so once payments are captive, rate changes arrive on Storable's schedule.

Stripe direct charges 2.9% + $0.30 per card transaction, 0.8% per ACH bank transfer (capped at $5). There is no markup and no platform fee.
